a) You should always have your finances in place, and try to sell an existing property before buying a new one.

b) Don't change jobs after you have your finances approved. Lenders like to see a consistent job history. They aren't usually as nervous if you change jobs within the same field but its better to stay put unless unavoidable.

c) You should also try to not let your emotions take over during the home buying process. Be realistic and remember no home is perfect.

d) Don't forget to transfer electricity and gas accounts etc. It might sound simple but you'll be surprised how many people forget even the basics.

e) Get your recent property purchase insured before settlement, most lenders will also usually ask you for this information.

f) Finally, and most importantly, remember to be realistic. Do your homework on prices in the area that you are looking to buy, and don't go overboard and pay too much.
